Property records with LandAI

LandAI, published by Pato Apps LLC, connects supported AI assistants to property information in supported U.S. counties.

What you can ask

• Find a full street address and choose the matching property.
• Look up a parcel's recorded owner, address, APN and available source dates.
• Show an image of the parcel boundary.
• Discover nearby parcels and, after approval, look up their recorded owners where supported.
• Check the connected account's remaining property and tile allowance.

Account access and usage

Connect an existing LandAI Premium account and approve property access and usage charges. Property lookups use your existing shared allowance. Address search, usage checks and neighboring-parcel discovery without owners do not consume parcel credits. A neighboring-owner lookup costs one credit per returned neighbor.

AI connections cannot purchase or renew subscriptions. Provider lookup attempts can count even when no record is returned; the returned usage information reflects the actual result. Repeating a property call with the exact same arguments and request ID in the same billing period shares its reservation.

Understand the results

Recorded ownership does not establish who lives at a property. Boundary images are diagrams of available parcel geometry, not surveys or satellite photos. Source coverage and freshness vary. Nearby discovery is currently limited to published LandAI-owned parcels within 30 metres, in the same county, with up to ten results; ReportAll-only and cross-county neighbors are not supported.

Connection controls

You approve each new assistant connection. Supported web and mobile flows reuse your LandAI sign-in where available. You can revoke a connection from LandAI's connection page.
